Gary’s book “Property Millionaire – The Guidebook to Having Great Australian Dreams” has a very interesting anecdote about café latte and its connection to property investment.  Now I’m an investor, it’s a great reason to experience coffee wherever I go.

You see before I was a property investor, coffee was just a bad habit.  I was in a rut, in need of a personal challenge, and lacking direction.  Gary’s coaching, has given me the confidence and ambition to go after 10 investment properties in five years, as a platform for financial freedom.  I’ve settled on my first investment property, about 45 days after Gary’s coaching.

I’ve known Gary and have admired his property investment skills and knowledge for many years.  However it was only recently that I embraced property investment as my own solution towards future financial freedom.  Nevertheless, over 10 years, my small property has doubled in value giving me equity to invest with – that’s one of the advantages you get with investment property irrespective of your skills.

Gary’s coaching involved applying property leverage principles from his book “Property Millionaire …” through his property investment game (Property Millionaire – The Boardgame), intense one-on-one coaching, role-playing and practical field exercises.  I made lots of mistakes in the boardgame and with the exercises, but the beauty of it all was it was done in a safe, simulated property environment that I could take risks, make mistakes and learn without fear of the real life consequences.  It was not a perfect performance on my part, but it was a perfect way to learn the ropes.  My last coaching session with Gary involved setting an initial target of getting my financial affairs in order and my first property settled in 90 days and a second property in 90 days after that.  I found the plan a bit intimidating and thought the timeframe was too short but once I committed I found my momentum moved quickly.  Within 6 days after returning home to Queensland, I had my house re-valued, re-financed my home loan, engaged a solicitor, purchased a computer for research and email, sold some shares to cover set up costs, and visited some property prospects.  I did more in 6 days than I had done in the last 25 years.  It was a great feeling to be in charge of my own future.

Because I felt I still had a few things to learn and experience and the risk of going alone was still too great for my comfort, I decided to engage Gary as my broker in negotiating property on my behalf.  Two and a half days later, he brokered a spectacular deal for me.  Gary leveraged the deal using a number of the principles expounded in his book to devastating effect.  With tax deductible expenses and running costs, it will cost me less than a cup of coffee a day.  As I have been known to drink about 10 cups of coffee a day, the thought of one day having 10 properties doesn’t seem as difficult as I once thought.  I’ve arranged to engage Gary for a field trip for my 2nd property so I can learn even more at close quarters.  If that’s successful, I’ll be 90 days ahead of schedule on my original target timeframe.

With coaching and the benefit of field experience with Gary, he’s given me a great start in my wealth and life plan.  By the time I purchase my 3rd property in 12 months, I’ll be flying solo.

I simply love the “Happy Hour” – a magic moment in property investment and negotiation at its best and on-location!

 After I read “Property Millionaire” I was very excited about applying Gary’s property investment principles either: by playing the boardgame through a workshop or a by being coached property leverage from a master negotiator and property investor first hand.  In the end, the order didn’t matter – it’s about gaining experience.  I decided to engage Gary to coach me (and broker and negotiate) on location in regional NSW over two days.  (I will do a boardgame workshop later to consolidate my knowledge further.)  While I was aware of Gary’s great negotiation skills from what other people had said, nothing prepared me for what I now call the Property Investment “Happy Hour”.

 I was astounded when Gary brokered on my behalf and completed the first negotiation in less than 15 minutes. I had secured a great value for money property for under the listed price and the whole deal was done in the “happy hour” between 3pm and 4pm.  By 5pm I was on a high, laughing and celebrating with a schooner of beer that tasted so nice.  The experience had been exhilarating like being struck by lightning – but it was no fluke.  The next day, Gary showed me the property investment “happy hour” in action again, and I got a second investment property.  You can truly relax with Gary’s coaching methods, but more likely you’ll be super-charged and motivated to go out and do it once you’ve experienced the “happy hour” first-hand.

Prior to my trip with Gary, a vision of having a multi-property portfolio and choices for early retirement in five years seemed hard to imagine.  I previously looked at my life as working until my late 50’s.  Then Gary shared with me a magic moment, of what could be achieved in one “happy hour” with good pre-planning and negotiation.  When I experienced the “happy hour” again in another regional location, less than a day later, I knew Gary’s “happy hour” script was a secret I would treasure forever.  (Thank you, Gary.)  The ramifications for my family are the securing of a supplementary passive income in the not so distant future.  I’m looking forward to purchasing additional properties this year and in subsequent years during many more “happy hours”.  I left home on our trip with average aspirations, and returned the next day after the life changing experience of Gary’s intense coaching, as a man on a mission. I could hardly contain myself when I came back and told my family and friends about my experience and my new vision for the future for my family.  Even now I am still riding high.  I can truly tell you that the only thing better than me re-telling my “Happy Hour” experience, would be for you to experience your own “happy hour” or two on a couple of days out coaching on-location with Gary.
